DHI offers investment options for Phuntsholing Township Development

Druk Holding and Investments (DHI) is offering a range of investment structures to attract diverse sources of capital, including leasehold arrangements, joint ventures, and Public-Private Partnership (PPP) models.

Large tracts of land are available to accommodate projects of all sizes and types. The total investment and financial requirements will depend on whether investors undertake residential, hotel, health, or education projects.

The Phuntsholing Township Development Project (PTDP) is a mixed-use urban development spanning 157 acres of riverfront real estate. Designed to provide an expansion of urban space in Phuntsholing, the country’s primary commercial hub, the project is organized into multiple functional zones. These zones include residential and commercial areas, tourism-focused zones for hotels and hospitality, and institutional facilities for health and education.

DHI confirmed that all common infrastructure, including roads, sewage systems, utilities, ICT connectivity, and green spaces, is on track for completion by the end of 2025. The land is expected to be fully ready for leasing and development by 2026. A separate township management entity will oversee operations to maintain consistent management standards for the development.

The project’s location offers strategic access for trade and services. Phuntsholing currently handles over 80 percent of Bhutan’s imports and exports. Its proximity to the North-Eastern region of India provides access to a population of over 55 million people, supporting the township’s potential for commercial and tourism-related activities.

DHI has included measures to address environmental and operational risks. These include the installation of an early warning system and a flood protection wall to mitigate flood risks. Construction and technical risks, including labor shortages or supply chain disruptions, are supported by government coordination. Additionally, ongoing government backing is intended to reduce the impact of potential demand fluctuations for residential, commercial, and hotel developments.
